Mateah is located at the intersection of Glanford Avenue and Enterprise Crescent in Saanich, British Columbia.
The core concept behind Mateah is to create a new social heart of the Carey and Royal Oak neighbourhoods. The design includes welcoming spaces for people of all ages to enjoy connecting to the outdoors. More than 85% of the site will be dedicated to public amenities and open spaces including pathways, plazas, water features, terraces, green spaces and seating.
The open public spaces at Mateah seamlessly connect the buildings to a bounty of landscapes areas. Mateah’s central paseo incorporates a grand staircase that descends to a commercial plaza and Garry Oak-inspired green spaces. The steel and stone in the design are inspired by the landscape and play an important role in creating a harmonious connection to the land.
Passive design has been used to maximize daylight, natural ventilation and views at Mateah. The buildings will have a high performance-building envelope and be built with sustainable and renewable building materials. Reducing energy consumption, minimizing waste and reducing greenhouse gases both during construction and for the life of the buildings are a focus on the design, which also maximizes rainwater collection the use of materials that are naturally durable and abundant.
Saanich has a growing and diverse need for housing for people of all ages and incomes. Homes at Mateah include studio, one and two-bedroom homes, including accessible and ground-oriented residences that cater to older residents and provide opportunities for multi-generational living. Ten percent (25) of the homes at Mateah will be below market rentals that will be available to individuals and families at 10% below CMHC market rental rates.
The need for quality daycare located close to home or work is a growing need in Saanich and in the region. A 50-space daycare centre is proposed for Mateah and will be offered to a non-profit childcare operator. The location is ideally situated close to existing family housing in the neighbourhood and is conveniently located.
Mateah’s design incorporates strategies to reduce car use. This highly accessible location is within walking and cycling distance to shopping, dining, services, recreation and surrounding parks. In addition, public transit is located along Glanford Avenue and at the nearby Royal Oak transit exchange. More than 300 bicycle and e-bike parking spaces will be provided in public areas and in secure underground parking areas for residents.
